Below I have broken down every aspect of my San Diego seller services into an easy to read list. Every person / family I work with receives the highest level of service, attention, and care. Preparation & Education:

  • I will schedule a meeting with you at a mutually convenient time to strategize and present you with a comprehensive plan to successfully market and sell your home.
  • You will be educated you on market conditions, pricing trends, and what to expect.
  • I will take a visual assessment of the property and make suggestions for repairs and updates that should be completed prior to listing the property to maximize it’s salability and get you the highest return on your investment. All work estimates to be approved by the seller beforehand.
  • I can recommend well-qualified service providers to complete any necessary work in a thorough and timely manner.

Establishing Price:

  • I will present you with the current market com parables that will be used to establish a list price for your home.
  • I take into consideration all unique characteristics that make your property special and valuable.  All assessments of these attributes are based on experience and knowledge of the current market and inventory. I view dozens of properties every week and am qualified to help establish what each feature is worth.
  • With the previously mentioned repairs completed, we are ready to set the price and start marketing!

Marketing:

  • Your property will be listed on all major advertising websites: the MLS (Multiple Listing Service – the primary database of active listings), Realtor.com, Craigslist, my brokerage’s website  - www.TheDavidsonGroup.biz, and my personal, localized website, www.MetroLivingSD.com.
  • Professional signage and flyer box will be installed at the property as soon as possible to garner interest and advertise the property.
  • Flyer box will be consistently stocked with full page, color flyers printed on heavy card stock. Always with my personal contact info – I never expect sellers to communicate directly with potential buyers.
  • A SentriLock lockbox is normally installed to make showings as easy as possible for cooperating agents. In this case, agents are instructed to contact me to schedule an appointment and I will notify you of all potential showings in advance.
  • In addition to our internet marketing, listings are sent out to our personal database of nearly 1000 local real estate agents in San Diego County.  It is always good to remember that other agents are the ones selling the home – they need to be kept informed of the current sale price and why your property is special.
  • I will hold regular open houses allowing all potential buyers with an opportunity to view the property. All open houses are scheduled at your convenience.
  • I operate locally, allowing me to show your property at a moment’s notice. I take pride in my first-hand interaction with my clients and will be available every step of the process.

Considering Offers & Negotiations:

  • All offers that are submitted will be presented to you as soon as possible.
  • When an offer to purchase is submitted, I will examine the contract and go through each page with you in detail. Real estate contracts can be very complex and take a trained eye to make sure no details are overlooked before submitting a counter offer (when necessary).
  • I will always keep your best interests in mind while working with the buyer’s agent to accomplish your goal while making the entire process as smooth as possible.

Closing Escrow & Everything After:

  • Once inspections have been completed and all terms have been negotiated and agreed upon, I will present all paperwork to you in an organized, timely manner. Real estate transactions require plenty of contracts, disclosures, and signatures and I will guide you through each step making sure you understand what each form means.
  • I am in contact with the selling agent, inspectors, lender, title officers, escrow officers, and vendors throughout the whole process to make sure things are completed correctly and on time. Things can be hectic, but I will keep you informed of all happenings without making you feel overwhelmed.
  • You will receive copies of all paperwork on a CD, keeping everything organized for your own records.
